Scope of Work: Construction of 120 new houses (approx. 300 sq ft each) in the districts of Pune, Palghar and Raigad (Maharashtra), as per the approved designs and Bill of Quantities (BOQ). Annexures (reference for bidders):a) BOQ (detailed item-wise quantities)b) Rate Table (where applicable)c) House Designs / Drawings Note: Refer to the Annexures above; any deviation from brands/specifications requires prior written consent from HFH India. 3. Site Locations:a) 52 New Houses in Rase village, Khed block, Pune districtb) 43 New Houses in Vyahali & Rampur village in Saiwan GP, Dahanu block, Palghar Districtc) 25 New Houses in Morewadi & Tadwadi village in Pathraj GP, Karjat Block, Raigah District. 4. Payment Terms:

• FTR 1 = 10% - After completion of Foundation - Soiling, PCC, UCR Masonry Work at all sites.
• Shuttering and rebar fixing of plinth beam at 1 site (without concreting)
• FTR 2 = 20% - After completion of brickwork up to slab at all sites. Shuttering and rebar fixing slab at 1 site (Without concreting).
• FTR 3 = 20% - Completion of Slab work at all sites. External Plaster at 1 site.
• FTR 4= 15% - Completion of external plaster at all sites. Internal brickwork and plaster at all sites. - Internal Tiling, Plumbing and Sanitary fittings at all sites.
• FTR 5= 20% - Completion of all internal fittings, electric work, external plumbing work with soak pits, staircase fixing, waterproofing, doors & windows.
• FTR 6 - 15% - Completion of internal & external paint and completion of all snag work and all sites in all aspects

 5. Delivery Timeline:Work should be completed and handed over by End February 2026. 6. Bid Submission

• Deadline: 4:00 pm IST, 10 October 2025.

No bids will be accepted after the deadline.  7. Notes for Bidders

• Due Diligence Review (DDR): All quotes are subject to successful completion of HFH India’s DDR with a positive outcome.
• Brands/specs: Quote strictly as per the BOQ/designs provided. No change of brand/specs without HFH India’s prior written consent.
• Single channel: Send quotations only to the email specified above.
• Transparency: HFH India believes in absolute transparency and integrity.
• Suggestions/concerns/complaints may be raised via the contacts on the HFH India website.
• Rights reserved: HFH India reserves the right to accept or reject any or all quotations. HFH India’s decision shall be final and binding in all respects.  

8. Compliance & Standards

• Ethics & Code of Conduct: Zero tolerance for fraud, bribery, kickbacks, collusion or misrepresentation. Disclose any conflict of interest. HFH India may disqualify/terminate and report any breach.
• Child Safeguarding & PSEAH: No child labour (<18). Prevent any exploitation, abuse or harassment; report concerns immediately to HFH India and authorities.
• Health, Safety & Environment: Maintain safe site operations at all times (proper supervision, etc.) Record and report any incident/near-miss to HFH India within 24 hours.
• Labour & Statutory Compliance: Comply with all applicable central/state laws and local bylaws. Provide proof of compliance on request.
